How much does real estate photography cost?

Photography starts at $120 for up to 25 HDR photos, or $150 for the same 25 shot flambient. Up to 40 photos is $150 HDR and $180 flambient. Twilight sessions are $150 for up to 6 exterior stills and $260 for up to 20.

Every photography package includes sky replacement and high-resolution files ready for print, web and MLS. Video starts at $80 for a vertical reel, and floor plans and Matterport tours are $150 each for the first 1,000 sq ft. Prices are in Canadian dollars and exclude tax.

What areas do you serve?

XPhotos serves Fraser Valley and Metro Vancouver — including Vancouver, Burnaby, Surrey, Richmond, Coquitlam, Langley, Abbotsford and Chilliwack. Listed prices cover that area with no travel charge.

Properties beyond it are still welcome; travel is quoted separately. Send the address with your booking request and the quote comes back before any date is held.

How quickly are photos delivered?

Galleries are delivered within 24 hours of the shoot, measured from when the shoot finishes. For a morning shoot that usually means the listing can go live the next day.

Multi-day, aerial and film deliverables follow the schedule set out in the call sheet, since they involve more edit time. Each engagement includes one round of editing revisions.

What is flambient photography, and how is it different from HDR?

Flambient blends flash with ambient light: several frames — one lit by the room's own light, one by off-camera flash — are combined by hand. HDR merges a bracket of different exposures of the same available light automatically.

The practical difference is colour and window views. A room lit by daylight, lamps and ceiling bulbs at once gives HDR competing colour casts; the flash frame in a flambient blend neutralises them, so whites stay white and the view through the window survives instead of blowing out. HDR is faster and $30 cheaper per package, and it is the right call on a bright, evenly lit condo. Flambient earns its cost on mixed lighting, dark woods and any listing where the window view is part of the sell.

Should I order a floor plan, a Matterport tour, or both?

A floor plan answers "does my furniture fit?"; a Matterport tour answers "what does it feel like?" Both are $150 for the first 1,000 sq ft — then $0.09 per sq ft for the floor plan and $0.07 per sq ft for Matterport.

The 2D black-and-white floor plan is a clean schematic with room measurements, and it is what buyers scan first to understand layout and flow. The Matterport 3D Showcase is an interactive digital twin they can walk through at any hour, with a dollhouse view and an MLS-compliant embed link. Out-of-town, relocating or time-poor buyers are the ones who use it hardest. Larger and higher-value listings generally justify both; a compact condo is usually well served by the floor plan alone.

What is virtual staging, and when is manual worth more than AI?

Virtual staging adds furniture to an empty room, or removes clutter from a lived-in one, after the shoot. AI staging is $15 per photo; manual staging is $35 per photo.

AI placement is quick and convincing in a straightforward, well-proportioned room. Manual staging is designer-crafted and worth the difference when the room is an awkward shape, when something complex has to be removed rather than added, or when the listing is high-value enough that a viewer noticing a floating chair leg would cost more than the $20.

Virtually staged or decluttered images should be labelled as such in the listing — buyers should never arrive to find furniture that was never there.

Is virtual twilight as good as a real twilight shoot?

No — a real twilight shoot looks better, and it costs more. A twilight session is $150 for up to 6 exterior stills; virtual twilight converts an existing daytime photo for $20 each.

Real twilight is shot in the short window after sunset, so the sky, the warm light spilling from the windows and any landscape lighting are all genuinely there and agree with each other. Virtual twilight paints dusk onto a daytime frame: strong for a quick hero image or a listing already shot, but it cannot invent lit windows that were dark. Homes with good exterior and landscape lighting gain the most from the real thing.

How do I book, and how should the property be prepared?

Send the address, your preferred date and the services you need through the booking form. A submitted form is a request, not a confirmed booking — the date is held once it is confirmed in writing with a call sheet, and no deposit is taken before that point.

On the day, the property should be staged and tidy, access arranged, and any occupants or tenants told in advance. Anyone who may appear in the imagery needs to have agreed to it. Time spent waiting for access or tidying is billable, so the prep is what keeps a shoot on its quoted price.

Rescheduling is free with at least 48 hours' notice. If weather would materially hurt exterior, twilight or aerial coverage, the shoot is moved to the next available window at no extra cost.
